Properties and Maintenance Officer

Position title: Properties and Maintenance Officer
Key Responsibilities:
Key performance areas and main Responsibilities:
Property Management & Investment
• Identify and evaluate property investment opportunities, including commercial and residential properties, in line with SOS Children’s Villages Zimbabwe investment strategy.
• Identify and evaluate property investment opportunities, including commercial and residential properties, in line with SOS Children’s Villages Zimbabwe investment strategy.
• Conduct market research and analysis to identify emerging property investment trends and opportunities in Zimbabwe
• Develop and manage property investment portfolios, ensuring that they are aligned with SOS Children’s Villages Zimbabwe investment goals.
• Manage relationships with clients, providing regular updates on the performance of SOS Children’s Villages property portfolios and offering strategic advice on investment opportunities to senior management.
• Build strong relationships with property developers, and other industry professionals to identify investment opportunities.
• Conduct due diligence on potential investments, including financial analysis, risk assessment, and legal due diligence.
• Develop and maintain a strong understanding of the property investment market, including regulatory changes, industry trends, and emerging technologies.
• Ensure that rent and other property fees from tenants are paid timely and Negotiate lease agreements with tenants.
• Reporting the properties financial status, occupancy and expiring leases to tenants.
• Investigating and resolving property complaints and rental violations.
Maintenance
• Inspecting properties and arranging for repairs and new materials as required.
• Conduct property inspections and maintain accurate record of the assets
• Inspect Properties for needed repair and maintenance work.
• Prepare and track property budget, and ensure expenditures are within budgetary limits
• Develop and implement a preventive maintenance program, plan
• Facilitate routine maintenance tasks in line with the MA s
• Assets maintenance plan.
Child Protection and Safeguarding:
• Responsible within own area of work to raise awareness of the SOS Child Protection Policy principles and to prevent and protect children from all forms of abuse, abandonment, exploitation, violence and discrimination.
• Responsible for reporting any CS suspicion, concern, allegation or incident immediately following Child Safeguarding reporting procedures. CS reports should be made to the IOR CS focal person and/or to the respective line manager.
